The southwest of Mallorca is a different world when it comes to flooring. Here we don't see the worn terrazzo of a 1970s apartment: we see light villa marbles, natural stone on terraces, travertine around swimming pools, and large continuous surfaces that open onto a garden.

Why do the floors of coastal villas deteriorate differently?
Because the wear does not come from footfall but from the environment. In a seafront home the floor takes three forms of attack that do not exist inland, and each leaves a recognisable mark.
Saltpeter. Sea air deposits salts that crystallise inside the pores of the stone. As they expand they break up the surface from within. The symptom is a floor that looks "floury" or leaves white powder on your hand, above all on terraces and entrances.
Chlorine and pool products. Water splashing from the pool and chlorine damages marble and travertine, which are calcareous. Irregular, matte stains appear on the pool coping and the path to the house.
The sand. It's pure silica, harder than marble. Every trip from the beach to the house is like sandpaper.
In practice, this means that a ten-year-old villa in Portals can have perfect interior flooring and a ruined exterior. We developed this in protection of outdoor floors in coastal areas.

Natural stone requires the most specialized care and is the least tolerant of generic treatments. Travertine treated like marble loses the texture that makes it beautiful. We treat it separately at natural stone floors in Mallorca.
How do we work in a house that is only used part of the year?
Many of the houses in this area aren't occupied year-round, which is a huge advantage: you can work without constraints, with the house empty, and without having to divide the work into rooms. Productivity increases, the time required decreases, and the result is better.
- We coordinate with the owner, the guard, or the property management company.
- We agree a window of dates outside the period of use, normally from November to March.
- We do the whole house, without splitting it into zones.
- We send photos of the progress if the owner is not on the island.
- We hand over the house clean and ready for the next season.

There is a factor at play here that does not exist in a town flat: access. Many villas in the southwest sit on sloping plots, with outside steps and lanes too narrow for a van to reach the door. Moving heavy machinery across a sloping garden takes time, and that time is in the quote.

What do we do about the terraces and pool access points?
Outdoors, the objective changes completely: we're not looking for shine, we're looking for grip and protection. Mirror-polished marble next to a pool is a recipe for disaster, and it also doesn't withstand salt air.
The typical job on a pool coping is this: restoring the surface, an anti-slip treatment and a water-repellent seal to hold back salt and chlorinated water. The finish is left matt or satin, with the texture brought back.
It is not just an aesthetic recommendation. The supporting document DA DB-SUA/3 of the Spanish Technical Building Code requires Class 3 slip resistance — the highest — in the indoor and outdoor areas of public swimming pools, and it is the sensible standard for a private home with children too. How often should the floor of a house on the seafront be treated?
On the seafront the outside needs checking every 2 or 3 years and a full treatment every 4 to 6, against the 8 or 10 years of a home inland. Salt works on the stone continuously, and as soon as it starts breaking up the surface the damage speeds up. Indoors, on the other hand, the normal intervals usually hold if you keep the sand out.
